What the Bhuiyan Records Mean
Chhattisgarh names its land records by form number, and the portal uses those numbers everywhere. Four terms carry most of the meaning:
- P-II (khasra): the plot-level register. It records the khasra number, area, the landholder, land use and crop entries for one parcel.
- B-I (khatauni): the holding-wise account. It lists every khasra a landholder holds in a village, so one B-I can cover several plots.
- Bhu-naksha: the digitized village map that shows each khasra’s boundary.
- Namantaran panji: the mutation register, where every change of holder is entered after an order.
The home page counters, read in October 2026, show the scale. The state has 25,477,922 khasra records, of which 24,121,282 already carry a digital signature, which is roughly 19 in every 20. The counters also show 6,543,707 khasra with a bank mortgage noted and 244,037 diverted (converted from farm use).

How to Check Khasra on CG Bhuiyan
The free search sits under भूमि संबंधित जानकारी on the home page. It takes a minute once you know the village.
- Open https://bhuiyan.cg.nic.in/ and click खसरा विवरण (khasra details) or B1/PII प्राप्त करें.
- Choose how to search: ग्राम चयन द्वारा (by selecting the village) or खसरा आई डी द्वारा (by khasra ID).
- For a village search, pick the जिला (district), तहसील, रा.नि. (revenue inspector circle) and ग्राम (village). The village list shows the patwari halka number and village code.
- Select the khasra number and open the details.
- To read the record in another language, use Get Land details in other languages from the same menu.
The search page carries a short note that its information is updated and needs no physical verification. That tells you the data is live. It doesn’t turn the screen into a signed document.
How to Download a Digitally Signed B-I or P-II
The signed copy is the version for use outside your own checks, and the department has pushed hard to make it routine. A Revenue Department letter of 10 July 2020 told collectors to verify and digitally sign 100 percent of khasra and B-1 records in Bhuiyan. The official help document sets out what happens next.
- Find your khasra through B1/PII प्राप्त करें. If the patwari has already signed it, the signed copy is available to download straight away.
- If it isn’t signed, open डिजिटल हस्ताक्षरित B-I/P-II आवेदन from the आवेदन section of the home page.
- Select the village, then the khasra, and answer हाँ when the page asks whether you want a digitally signed certificate.
- Enter the required details: district, tehsil, village, khasra number, applicant’s name, mobile number and email ID. Save the application.
- Keep the application or document number the portal gives you.
- The patwari signs the record, correcting any error in it first. Within seven days, open B1/PII डॉक्यूमेंट आईडी से प्राप्त करें, enter the दस्तावेज़ क्रमांक (document number) and download the PDF.
The same flow works on the Bhuiyan Android app. Open the view-details option, choose khasra details, khatauni details or bhu-naksha, search khasra-wise or name-wise, and tap the button to apply for a digitally signed report. The app then shows a list of signed and pending applications with the download link.
A digital signature has legal backing under Section 5 of the Information Technology Act, 2000, which recognizes electronic signatures where the law asks for a signature. A bank or registrar may still want a copy of a recent date, so ask which one before you start.
Fees and Timelines
Bhuiyan’s own fee page, भू-स्वामी परिवर्तन हेतु शुल्क (fees for change of landowner), sets out the costs around a land transfer:
- recording the change in the land records (भू-अभिलेखों का पंजीयन): free;
- online khasra and map: free;
- mutation in the gram panchayat’s records: free;
- registration of the sale deed: by the NGDRS fee calculator of the registration department;
- mutation in urban bodies and electricity connections: by those bodies’ own forms and tariffs.
The help document gives seven days for a signed B-I or P-II that wasn’t already signed. The portal does not publish a separate fee for that signed copy, and none is mentioned in the official help document.
How to Apply for Mutation
Mutation (नामांतरण) records a new holder after a sale, gift, inheritance or court order. On Bhuiyan, नामांतरण हेतु आवेदन and राजस्व न्यायालय हेतु आवेदन both open the नागरिक सुविधा पोर्टल (Citizen Facility Portal) at revenue.cg.nic.in/citizenrequest.
A Revenue Department letter of 18 September 2020 set out how this works. Citizens apply online for mutation or record correction by uploading the documents, and can see the status online. The tehsildar passes the order against the application number and uploads the signed order. If someone objects and evidence is needed, the tehsildar can send the case to the revenue court.
- Open the Citizen Facility Portal and choose New User – Signup if you haven’t registered. The login screen offers both a password login and an OTP option.
- After logging in, choose the mutation application and identify the land by its district, tehsil, village and khasra.
- Fill in the applicant and transfer details and upload the deed, order or other supporting documents.
- Submit and note the application number, which every status search later asks for.
The portal doesn’t publish a document checklist on its public pages. Keep the registered deed, the death certificate and heirs’ details for inheritance, or the court order, ready before you start.
How to Track Mutation Status
Bhuiyan gives three public tools for following a transfer:
- नामांतरण की वर्तमान स्थिति (current mutation status): search by पंजीयन क्रमांक (deed registration number), आवेदन क्रमांक (application number), current landowner, proposed landowner or khasra number.
- नामांतरण पंजी की नक़ल (copy of the mutation register): pick district, tehsil, village and year, from 2021-2022 onward, or search by registration number.
- नोटिस व इश्तेहार (notices and proclamations): public notices issued before a mutation order, which give others a chance to object.
The registration-number search is the useful one for a buyer. It traces a registered deed straight into the mutation register, so you can see whether your purchase has reached the record. The home page also has पंजीयन खसरों का ब्यौरा, a report of khasra on which registrations have been recorded.
Common Errors and Fixes
Most problems on Bhuiyan come from a few habits:
- Wrong district or tehsil. Chhattisgarh now has 33 districts, and several villages moved to new ones such as Sakti or Sarangarh-Bilaigarh. Search by khasra ID if you have it, or confirm the new district first.
- Name spelt differently. Old entries may differ from your Aadhaar spelling. Search by khasra number, not name.
- Copy not signed yet. Don’t apply twice. Wait the seven days and use the document number.
- Page keeps loading. The district and village lists load step by step; wait for each list before picking the next. The portal also posts maintenance windows on its home page.
- Error in the record itself. The patwari can correct it while signing a copy. A disputed or substantial correction needs an application on the Citizen Facility Portal.

Bhuiyan does not publish a toll-free helpline.
